Devising the industrial unit refurbishment works

This industrial unit refurbishment comprised almost 30,000 sq. ft. of space. The brief was to  create a warehouse that looks like a new development in the area. The schedule of works included roof repairs, decorating throughout, exterior fascia cleaning and painting, and new WCs and showers with environmental features. 

Risks of an industrial unit refurbishment

400 roof panels had to be removed as they contained asbestos. Due to the height of the warehouse, preventing falls was a considerable challenge mainly because of the size of the panels. To mitigate the risk we used safety nets and crawling boards.

​The weather conditions presented another significant risk as the roof works took place at the end of January. We worked around the weather by removing just the amount of roof that we could get replaced on the same day, leaving minimal roof space open.

These industrial unit refurbishment works transformed the space into a fresh and clean environment, with an improved EPC gained by installing the new insulated roof, secondary glazing, a new boiler and LED lighting throughout – making the unit ready for their prospective tenant to move in. 

Working collaboratively with our client and caring about every detail, meant we achieved the desired modern look for Unit 49. Being driven, resulted in the project being completed in a short period of time. 

A successful industrial unit refurbishment 

Despite challenging works and a delay of 15 weeks on the roof sheets, this project met our client’s ambitions for the space. The warehouse looks like a new development; the LED lights, insulated roof, secondary glazing, and new boiler all helped achieve an excellent EPC rating and we scored an impressive AA+ from the external H&S auditor.
