Units 10-13 Nuffield Trade Park, Oxford

Working with the team at JLL, the brief for our industrial refurbishment project at Units 10-13 Nuffield Trade & Industrial Park, Oxford focused on modernising all four units by revitalising their appearance and achieving an EPC rating of B to help restore their appeal on the rental market.

Industrial refurbishment project

The programme of works for this industrial refurbishment project was initially planned across 14 weeks; however, our team completed this industrial project one week ahead of schedule thanks to some exceptional planning and a smooth delivery of operations.

All four units had an identical brief with the works consisting of a complete strip-out of the existing fixtures and fittings before work could begin on-site. Next we installed new air conditioning systems in the first-floor offices and fitted suspended ceilings, lighting, and laid carpet tiles. The WCs were also been given a fresh look with new cubicles and vanity units installed, and new accessibility facilities were added to meet DDA compliance.

In the warehouse, we installed new roof panels, lighting, an electric heating system, and resin flooring. The decoration throughout gives each of the three units a fresh, revitalised feel, creating a clean and updated environment suitable for future tenants to move in and enjoy straightaway.

In line with the client’s brief, the refurbishment incorporated various energy-saving components and systems, including LED lighting, L2 compliant lighting systems, energy-saving dome roof lights, and air conditioning units that were installed in the offices. These measures helped achieve the EPC rating of B, improving the overall energy efficiency of the building and potentially reducing long-term operational costs.

One of the most challenging aspects of this industrial project was coordinating the timing of contractors to ensure a smooth flow of work while maintaining a high-quality finish. In addition, this industrial refurbishment project involved some roof works including the installation of new roof lights, which did present a degree of risk due to the unpredictable English weather. We managed these risks by closely monitoring the weather forecasts and by implementing flexible scheduling and developing contingency plans to mitigate any potential delays caused by adverse weather conditions.

Throughout the project, the wider team demonstrated the company’s values both in the way they approached the project and how they worked together on-site. They worked hard and clearly showed their drive to complete the project a week ahead of schedule with no outstanding issues such as snags.

The team also deployed imaginative methods to improve efficiency on-site and maintained clear and open channels of communication with the client, subcontractors and suppliers, resulting in a collaborative approach that enabled everyone to work towards achieving the best outcomes.

The team also exhibited a conscientious attitude and our care for the environment by recycling materials whenever possible as well as paying real attention to ensuring detailed finishes – all of which helps to enhance the marketability of these four units.

During the project completion walk through with the agents at JLL, they expressed immense satisfaction with the finishes and made many positive comments about the work we’d done on these industrial units.

They also indicated their intention to publicise the project through their own social media channels and were exceptionally pleased with its early completion. We consider this outcome to be a positive reflection of our team’s performance on this project.
