Howard de Walden Estates chose Open Contracts as main contractor at the beginning of this year to improve their building at 2 Cavendish Square – part of their ongoing programme to expand their portfolio in Marylebone. HdWE have managed this property for the last two years and wanted to revive the building with new facilities as part of a major fit-out and refurbishment project.

Installing new services whilst working with the existing building structure and achieving the required ceiling heights had to be carefully considered. Increasing the foot plates of the office floors was equally challenging as the building was still in occupation whilst this was completed, and the lifts needed to remain in use. ”


The fit-out and refurbishment works

To understand the trends of the Marylebone area, and the demand of the local market, we collaborated with the HdWE project team to deliver the fit-out and refurbishment works that could integrate their vision and future tenants’ needs.

The existing roof terraces to the 2nd & 3rd floors were overhauled including new liquid plastic roof coatings, decking and refurbishment of the balustrading. Also to the reception was a major overhaul refurbishment project – we started by stripping out the dated timber panelling and glass panels.

Ceiling heights were increased to give the space greater depth with all services carefully concealed within bulkhead ceilings. We created a bespoke LED feature wall incorporating the tenant directory, added bespoke joinery throughout, installed pendant lighting and collaborated with Mass Concrete to create the stunning reception desk. For the final touch, new furniture was procured to create a modern contemporary look.

Bespoke fit-out and refurbishment for the facilities

The second phase of this fit-out and refurbishment project focused on the creation of the facilities. New showers were created alongside vanity areas, lockers and a large bike storage room. Our team completed this major fit-out and refurbishment project in 36 weeks despite the significant challenges presented by the global pandemic and the necessary restrictions that had to be in place to ensure everyone’s safety.

The end result? A dynamic space that is ready for new tenants and has successfully met our client’s expectations –another great example of us creating a space that works!
