Unit B1 Gatwick Gate Industrial Estate

Unit B1 Gatwick Gate Industrial Estate in Crawley is an industrial refurbishment project that we completed in 18 weeks for our clients at Hollis. The project brief was to fully refurbish the warehouse to the highest standard possible to secure a swift future letting.

At the outset, the warehouse roof was found to contain asbestos so before starting any refurbishment works, we secured the premises and successfully managed the safe removal of this material. This enabled us to create a safe working environment for our team to proceed with the first phase which included the strip-out of the existing fixtures and fittings.

Safety first: The warehouse roof was found to contain asbestos and as we know, asbestos removal is a task laden with potential risk that must be managed by experts to ensure it’s safe removal. We prioritise safety above all else and enlisted our licensed contractors to handle the removal and ensure a thorough clean-up, creating a safe environment to work in.

By following our Construction Phase Plan and task-specific RAMS for subcontractors, our Site Manager managed every aspect of the project with meticulous care and attention to detail. Random independent safety inspections were conducted throughout the project reflecting our unwavering commitment to Health & Safety across all that we do.

As the project was registered with the Considerate Constructors Scheme, we took of advantage of their best practice guidance and a result were awarded  a ‘Very Good’ Certificate following their inspection.

The new space: After we stripped-out and demolished the mezzanine, we removed all the fittings and fixtures including windows and doors, and the team started to create the new layout increasing the square footage of the warehouse at the same time as incorporating an accessible shower and WC on the ground floor, and installing a new roof system with suspended LED lights.

Inside the warehouse we also installed roller shutter doors, a new fire alarm system and painted a layer of resin onto the floor giving it a sleek fresh look, which you can see in the below image.

Today, the space feels like a brand-new warehouse, primed and ready to attract tenants for years to come. Not only did we renovate, but we also integrated energy-saving features such as LED lighting and a new AC system throughout. And we made it look more inviting to work in with the addition of a new sleek kitchen area and the modern WCs.

The new doors and windows make the unit stand out even more on the Gatwick Gate Industrial Estate, where we’ve also refurbished Unit D2 and B2. These two units were also refurbished under the instruction of our clients at Hollis and involved a similar scope of works, including the removal of asbestos roof sheets replacing these with a new roof system.

We enjoy our collaborative partnership with our clients at Hollis – it was their approach and our ease of working together that made this industrial project a success, and at the heart of this success was our experienced Site Manager who ensured the safe execution of the project.

While this project may have been a standard industrial refurbishment project, it didn’t stop us from striving to learn and improve. As experienced main contractors who had previously refurbished two other units in the same estate, we valued the opportunity to apply our expertise.

In conclusion, our transformation of Unit B1 at Gatwick Gate Industrial Estate showcases not only our expertise but also our unwavering commitment to safety, collaboration, and delivering exceptional value to our clients.
