Unit 2 Arena Business Park

The Open Contracts team has successfully delivered a comprehensive renovation project at Arena Business Park, situated in a prime area of London. This initiative was designed to transform an outdated industrial unit that had remained unoccupied following the departure of its previous tenants.

The primary goal of this renovation project was to enhance the unit’s potential for the rental market by modernizing its facilities and infrastructure. Additionally, the client placed a strong emphasis on sustainability, seeking to minimize energy waste and reduce CO2 emissions. As part of this commitment, the installation of photovoltaic (PV) panels and electric vehicle (EV) chargers was included in the project scope.

The renovation project

To meet the requirements of the project brief for this renovation project, our team implemented a detailed 14-week programme that encompassed a variety of key upgrades, including:

  • Replacement of Roof Lights – Installing modern, energy-efficient roof lights that enhance natural lighting while reducing electricity consumption.
  • Roof Coating – Applying a protective and reflective roof coating to enhance durability and energy efficiency.
  • Installation of PV Panels and Man Safe System – Integrating solar PV panels to harness renewable energy and installing a Man Safe system to ensure safety during maintenance work on the roof.
  • Replacement of Sectional and Pedestrian Doors – Upgrading doors to ensure better insulation, security, and ease of access.
  • Installation of EV Chargers – Adding EV charging stations to accommodate electric vehicles, supporting the growing demand for sustainable transport options.
  • New Air Conditioning Units – Installing contemporary air conditioning systems designed for optimal energy efficiency and comfort.
  • Installation of New Lighting Fixtures – Upgrading to LED lighting throughout the facility to improve visibility while minimizing energy use.
  • Renovation of Sanitary Facilities – Enhancing restroom facilities with new IPS (Integrated Plumbing System) and a new shower cubicle to improve hygiene and functionality.
  • Creation of a New Tea Point – Establishing a refreshed communal area for the occupiers, complete with modern amenities for breaks and socializing.
  • New Flooring Throughout – Installing high-quality, durable flooring that meets both aesthetic and functional needs.
  • Interior Decorations – Completing the project with fresh paint and decorative finishes to create a welcoming and professional environment.
  • New Ceilings with Insulation on the First Floor – Installing modern ceiling systems that include insulation to enhance energy efficiency and acoustics.
