Open Contracts was appointed by Air Building Consultancy to deliver a full CAT A office space at 133 Houndsditch, London.

The project involved transforming a previously tenant-occupied floor back to a high-quality, open-plan CAT A standard space ready for future leasing.

The refurbishment included comprehensive building and MEP works, as outlined below:

  • Decorations: Full redecoration throughout the floorplate to restore a clean, modern finish.
  • Flooring: Installation of new carpets and luxury vinyl tile (LVT) flooring across all areas.
  • Strip-Out: Removal of existing tenant meeting rooms and reinstatement of an open-plan office layout.
  • Services Relocation: All building services were repositioned to suit the original CAT A layout.
  • Tea Points: Two new tea points installed, each featuring integrated storage and Quooker boiling water taps.
  • Ceilings: Repair and replacement of damaged ceiling tiles, followed by spray painting of the entire ceiling to achieve a uniform finish.
  • Lighting: Installation of new energy-efficient LED lighting throughout.
  • Mechanical Systems: Removal of redundant tenant-installed mechanical systems and reinstatement of ductwork to original configuration.
  • Fire Protection: Installation of new fire barriers within ceiling voids to meet current fire safety standards.
  • Sprinklers: Adjustment and relocation of the sprinkler system to suit the updated layout.
  • Mechanical Validation: Testing, validation, and recommissioning of all mechanical systems, with new controllers installed where required.
